Attached housing changes everything
Wilmington is twelve miles from Newark and a century away in plumbing terms. Much of the city is pre-1940 row home construction — attached houses sharing party walls, with plumbing arranged vertically rather than spread horizontally across a lot.
That single structural difference drives almost everything on this page.
The shared stack
A row home generally runs one main soil stack from the roof vent down through every floor to the lateral. Every fixture in the house ties into it. So a restriction low in that stack does not affect one fixture — it affects all of them, in ascending order.
The diagnostic signature is distinctive: a basement floor drain backing up when an upstairs bath empties, or a ground-floor toilet gurgling when the top-floor shower runs. In a detached house those symptoms would send you looking at separate branches. Here they point straight at the stack or the lateral below it.
The party wall
Water does not respect ownership boundaries. It runs along joists that span both properties and through cavities that were never sealed. A failure in the adjoining house can present in yours, well away from its actual source.
Which makes precise location genuinely important here rather than merely efficient. Opening your own ceiling because that is where the water appeared is how homeowners pay to expose someone else's pipe. Acoustic and thermal detection finds the source without demolition, and the resulting evidence is what makes a conversation with a neighbour or an insurer possible.
Lead service lines
In housing of this age, the water service line entering the building may be lead. It was standard material in American cities well into the twentieth century, and pre-1940 construction is exactly the window.
The scratch-and-magnet test
- Find where the water line enters, usually at the basement wall on the street side of the meter.
- Scratch the pipe with a coin. Lead goes bright silver and is soft. Galvanized steel stays dull.
- Hold a magnet to it. Lead is not magnetic. Galvanized steel grips firmly.
Bright silver scratch plus no magnetic grip means treat it as lead and contact your water supplier. Utilities maintain service line inventories and many run replacement programmes — some cover the public portion, some assist with the private side. This is worth pursuing rather than living with.
What is inside the walls
Pre-war Wilmington plumbing has usually been modified several times, and the modifications are where problems concentrate.
- Galvanized steel supply, original and long past its 40 to 70 year life. Same corrosion story as older Newark, generally further along.
- Cast iron drainage, scaled internally and often corroded through at the invert — the permanently wet bottom of the pipe, which fails first while the top still looks sound.
- Dielectric corrosion at transitions. Decades of partial repairs mean copper connected directly to leftover galvanized steel without a proper transition fitting. That junction corrodes aggressively and produces a very characteristic failure exactly at the joint.
- Plaster and lath walls. Not a plumbing issue in itself, but it dominates the cost of any concealed work. Opening plaster and lath is more labour than drywall and restoring it is considerably more.
For a pre-war row home still on original steel, repiping is usually the correct answer rather than another patch — though it is more involved here than in a single-storey house, because the runs are vertical through finished floors.
A different water authority
Worth stating plainly because it trips people up: Wilmington is not on City of Newark water. Depending on the address, supply comes from the City of Wilmington or from Veolia, each with its own treatment, its own water characteristics and its own reporting.
So water quality advice written for Newark does not transfer. If you are considering treatment, start from your own supplier's water quality report rather than from anything you read about Newark's reservoir supply.
Sewer laterals under old streets
Laterals here are the oldest in our service area — vitrified clay in the earliest runs, cast iron through the mid-century, and in some post-war blocks Orangeburg, the bituminised fibre pipe that deforms and collapses.
Two things make Wilmington sewer work harder than elsewhere. Access is constrained: a row home lateral frequently runs under a narrow alley, a shared walkway or a city street rather than an open garden, which is exactly where trenchless lining or bursting earns its cost. And work in the public right of way brings the city in with its own excavation, traffic control and restoration requirements on top of the state plumbing inspection.

Cast iron of that age has also scaled internally, narrowing the bore and catching anything that passes. Cabling punches through; hydro jetting restores the diameter. Where the iron has corroded through at the bottom of the pipe, replacement is the only real answer.
