Different age, different failures
Most plumbing advice written about this region is really about Newark's older core — galvanized steel, cast iron, repiping, corrosion. Almost none of it applies in Bear.
The housing here went up largely through the 1990s and 2000s as development pushed east along the US-40 corridor. That means PVC drainage, copper or PEX supply, and connection to New Castle County sewer rather than a lateral running out to a century-old main. Structurally, this is the easiest plumbing in our service area.
Which does not mean nothing goes wrong. It means the things that go wrong are components, not pipe — and the distinction changes both the diagnosis and the price.
What we actually get called for in Bear
- Pressure-reducing valves at end of life. The most common Bear call by some distance. A PRV lasts fifteen to twenty years; the earliest subdivisions here are now past that. Symptoms are pressure that wanders, creeps up over months, or produces a bang when a washing machine valve shuts.
- Builder-grade fixtures giving up together. Everything in the house was installed in the same month to the same specification, so it fails in the same window. Two taps and a toilet fill valve in one year is not bad luck; it is the original fit-out reaching its age.
- Water heaters hitting the wall. Original units in early-2000s houses are now well past typical service life. The anode rod — the sacrificial component that protects the tank — was almost certainly never replaced.
- Supply connector failures. The flexible lines feeding toilets and washing machines. Cheap, easy to replace, and responsible for a startling share of household flood damage when they let go unattended.
- Kitchen drain grease. Not the pipe's fault. PVC is smooth and forgiving, but twenty years of accumulated grease in a horizontal run still blocks it.
The polybutylene question
At the older end of Bear's construction there is a possibility worth ruling out. Polybutylene supply pipe was installed widely across the United States from the late 1970s until the mid-1990s before being withdrawn, and any house built at the very start of the local development wave could contain it.
It is grey, flexible, and generally stamped PB2110. Look at the water heater connections and where supply lines enter walls. The failure mode is the concerning part: chlorinated water degrades the material from the inside and it tends to let go suddenly rather than seeping first, so there is often no warning.
If you find it, get it assessed and tell your insurer — some carriers treat polybutylene as a rated risk or exclude related claims. Replacement is the same work as a whole-home repipe, though usually simpler here because newer construction has better access than a 1930s house with plaster and lath.
County sewer, and what that changes
Bear is on New Castle County sewer, and the laterals are PVC installed at the same time as the house. That removes almost everything that makes sewer work expensive in older areas — no clay joints inviting roots, no cast iron rotting from the invert, no Orangeburg.
When a newer lateral does fail, the cause is nearly always bedding: a section that was not properly supported during backfill and has settled into a shallow dip. That belly holds water and waste, and it produces a main line that backs up repeatedly despite the pipe itself being in good condition. Cabling clears it and it returns, because the problem is the shape of the pipe rather than anything in it.

Water supply
Most Bear subdivisions are served by Artesian Water Company rather than a municipal utility, and your water arrives treated and tested. Confirm your own supplier from a recent bill, since provider boundaries in this part of the county can shift between developments.
What this means practically: you have city-equivalent water, not well water. The well pumps, pressure tanks and treatment systems that dominate our work around Hockessin and Pike Creek are not your concern.

Because the pipe is not what fails in this housing. The PVC drains and copper or PEX supply in a 1990s or 2000s build are generally fine and will be for decades. What reaches end of life on this timescale is everything attached to them.
Builder-grade taps, toilet fill valves, shower cartridges, plastic supply connectors, water heater anode rods and pressure-reducing valves were all specified to a construction budget, not to last the life of the house. Twenty years is roughly when that bill arrives, and it usually arrives as several small failures in a short period rather than one big one.
